The Pawleys Island Buyer's Guide: What Outsiders Get Wrong

Pawleys Island sells a quieter version of luxury than most coastal markets in the country. Here's what we wish every relocating buyer understood before they tour their first home.

Pawleys Island is the oldest resort community on the East Coast. It is also the smallest. Roughly four miles of barrier island sit between the Atlantic and the salt creek, and almost every buyer who falls in love with this place falls for the same three things — the live oaks, the unhurried pace, and the conviction that nothing here is going to change soon.

What Pawleys Actually Is

Pawleys runs from the Pawleys Island town limits south to the unincorporated area locals still call Pawleys Plantation country. The barrier island itself is roughly four miles long with a single bridge in. Mainland Pawleys is where most year-round residents live — Hagley, DeBordieu, Pawleys Plantation, Heritage Plantation, Willbrook, Litchfield by the Sea adjacent. Those are the addresses most relocators actually buy.

What People Get Wrong

First, the price band. Pawleys carries a luxury reputation, and the oceanfront and creekfront stock backs it up. But mainland Pawleys runs from the high $400Ks well up into multimillion-dollar plantation homes. The buyers who come here assuming entry is $1.5M+ leave money on the table by skipping the right pockets.

Second, the schools. Pawleys mainland addresses route to Waccamaw Elementary, Intermediate, Middle, and High — Georgetown County's strongest cluster and routinely top-of-state. Families relocating from the Northeast with school-age children should anchor their search to the Waccamaw zone before anything else.

Third, the flood zones. Pawleys has Zone X, Zone AE, and Zone VE all running through different parts of the area. The barrier island carries Zone VE on the oceanside and AE on the creek side. Mainland Pawleys is mostly Zone X with AE pockets along the creeks. The 30-year insurance math on these designations matters more than most buyers realize.

What To Tour First

If you have one trip, focus on three pockets: the south end of the island for true oceanfront, Hagley for deep-water creek access, and Heritage Plantation for golf community living with full amenities. That gives you the three primary lifestyles Pawleys offers in a single tour day.

The Off-Market Reality

Pawleys has one of the highest off-market rates on the Grand Strand. Roughly one in four sales here happens before the home reaches the public MLS — sellers value privacy, and the agent network in this market is tight enough to move properties inside it. If you're shopping Pawleys without an agent connected to that network, you are missing the best inventory.
