Litchfield by the Sea

Litchfield by the Sea is the gated oceanfront community that anchors the beach side. Member-only access to a private beach club, tennis facility, and several oceanfront pools. Single-family homes range $1.2M to $5M+ for direct oceanfront. Condos and villas inside the gates run $400K to $1.5M. The community attracts second-home buyers and retirees who want gated security plus full beach access without paying full Pawleys oceanfront prices.

Litchfield Country Club

The mainland golf community immediately west of Litchfield by the Sea, anchored by the Litchfield Country Club golf course. Single-family homes from $500K to $2M, with a strong inventory of older plantation-style homes on mature, large lots. The country club itself runs separately from home ownership but most residents join. Litchfield Country Club is one of the more accessible price points to land a year-round Litchfield address.

River Club

River Club is a gated plantation community along the Waccamaw River, with golf, deep-water river access, and a particularly strong amenity package including a private clubhouse and pool complex. Homes range $600K to $1.8M. River Club attracts boating-focused buyers who want river access (rather than ocean) and a quieter pace than Murrells Inlet.

Willbrook & The Plantations

Willbrook Plantation, Allston Plantation, and Heritage Plantation technically sit on the Pawleys side of the line but the buyer pool overlaps almost completely with Litchfield. We treat them as part of the broader Litchfield ecosystem because the lifestyle, schools, and amenities all align. Homes range $500K to $2.5M depending on community and proximity to the golf course or oceanfront amenity.

Crescent Beach & Magnolia Beach

Smaller, less-developed pockets immediately north of Litchfield by the Sea. A handful of older oceanfront homes and small condo buildings. Pricing runs $700K to $3M for direct oceanfront. The pockets carry less brand recognition than Litchfield by the Sea but offer comparable beach access at often softer pricing.

Schools — The Waccamaw Advantage

Litchfield mainland addresses route to the same Waccamaw cluster (Elementary, Intermediate, Middle, High) that anchors Pawleys Island. Georgetown County's strongest schools and routinely top-of-state. Families relocating with school-age children should anchor to the Waccamaw zone before evaluating any specific home. The school pull supports a $40K to $80K premium on otherwise comparable homes inside the zone.

What Buyers Get For The Money

Litchfield consistently sells at 10 to 18 percent below otherwise-comparable Pawleys homes. Same beach. Same schools. Same county. Slightly less brand recognition. Buyers who care more about the actual lifestyle than the address premium often anchor to Litchfield specifically for the savings. Flood Zones and Insurance

Litchfield runs Zone X, AE, and VE designations like the rest of the southern Strand. Litchfield by the Sea oceanfront carries Zone VE on the dune line and AE behind it. Most mainland Litchfield is Zone X. The 30-year insurance math matters more on the oceanfront than the mainland, but the wind/hail deductible question (2 to 5 percent of dwelling coverage) applies to every coastal home.
