Tighter short-term rental rules in most residential zones, a strict architectural standard along the beachfront, and a deliberately walkable layout that prioritizes residents over resort traffic. Buyers who choose Surfside over Myrtle Beach proper are choosing a quieter, more residential version of the same coastline. The community pace is the entire reason most people are here.
The Three Surfside Pockets
Oceanfront & Direct Beach Access
The strip of homes and condos between Ocean Boulevard and the dune line. Single-family oceanfront ranges $700K to $2M, condos run $300K to $900K. The Surfside Pier (rebuilt 2021 after Hurricane Florence) anchors the central beach area and most oceanfront buyers center their search within walking distance of it. Buyers should verify both flood zone (mostly Zone AE with VE pockets at the dune line) and current STR restrictions on each specific address.
Off-Beach Walkable
The blocks immediately west of Ocean Boulevard, still walking distance to the beach but at meaningfully softer pricing. Single-family ranges $400K to $900K, with the older 1970s and 80s ranch-style homes at the lower end and newer or substantially renovated homes at the top. Lakewood Plantation, Deerfield, and Belvedere Plantation are the established subdivisions in this band. Strong year-round residential character.
West of Highway 17
Inland Surfside, west of Highway 17. More family neighborhoods, larger lots, ranch and two-story homes from the 1990s and early 2000s. Pricing runs $300K to $600K. School zones favor the St. James cluster. Strong value for primary-residence buyers who want the Surfside address without paying the beach proximity premium.
The STR Question
Surfside is one of the most STR-restrictive zones on the Grand Strand. Many residential streets enforce a 30-day rental minimum, and the town has consistently voted to protect residential character against short-term rental expansion. Investor-buyers shopping Surfside for nightly rental income should verify the specific street and HOA before any offer. Buyers should also expect a strong residential covenant culture in the older neighborhoods. This is part of what makes Surfside Surfside, but it forces investor-buyers toward Garden City Beach or North Myrtle Beach instead.
Schools — The St. James Cluster
Surfside addresses route to the St. James cluster: St. James Elementary, St. James Intermediate, St. James Middle, and St. James High School. The strongest cluster in coastal Horry County, with consistent state-level academic ranking and a deep extracurricular program. Families relocating to Surfside specifically for schools should verify the boundary, particularly for addresses near the western edge of the town limits.
Flood Zones and Insurance
The Surfside oceanfront strip carries Zone VE at the dune line and Zone AE behind it. Most off-beach Surfside is Zone X. The flood zone math is critical here: a $400K home in Zone AE versus Zone X carries a $30,000 to $90,000 insurance cost difference over 30 years. Wind/hail deductibles run 2 to 5 percent of dwelling coverage as elsewhere on the Strand.
Who Buys Surfside
Year-round families seeking strong schools and a quieter pace, retirees who want walkable beach access without the resort feel, and second-home buyers who plan to actually use the home rather than rent it. The Surfside resident base skews more toward primary residency than Myrtle Beach proper, and the community culture reflects it. The neighborhoods are visibly lived-in.
What To Tour First
Anchor a Surfside tour day around three stops: a walking tour of the central beach area near the Pier, a drive through Lakewood Plantation and Deerfield to feel the established residential character, and a stop at a St. James-zoned home further west to evaluate the value play. From that combination most buyers identify their pocket within a half day.
