The buyer pool here splits cleanly into two groups: people who want the boat life, and people who want walkable access to one of the best small-town dining scenes on the East Coast. The Inlet vs. The Mainland
Murrells Inlet Real Estate divides into two fundamentally different markets. Creek-front and inlet-front homes carry the boating economy and the highest price points. Interior Murrells Inlet — Wachesaw Plantation, International Club, Indigo Creek, and the Highway 17 corridor — runs at much more accessible price points and serves a different buyer.
Creek-Front & Inlet-Front
Direct creek-front or inlet-front homes with private dock access run $1.2M to $3.5M+ depending on water depth, lot size, and home condition. The premium for a verified deep-water dock — meaning your boat floats at low tide, the dock has an active state permit, and the lift is in good condition — runs $200K to $400K of additional value over an otherwise identical home with shallow or no dock access. This is the single most important verification any Murrells Inlet creek-front buyer makes.
The deep-water pockets that command the highest prices include Pelican Bay, Inlet Point Plantation, Wachesaw Plantation East (the creek-side section), and select stretches along the south side of the inlet. Lots elsewhere along the creek can carry the "waterfront" tag without holding water at low tide. View every dock at low tide, never high.
Wachesaw Plantation
Wachesaw is the gated luxury anchor of Murrells Inlet, oriented around the Wachesaw Plantation Club golf course (a Tom Fazio design) and the Waccamaw River. Wachesaw East is creek-side and runs $700K to $3M+. Wachesaw West is inland golf community and runs $500K to $1.5M. Both attract relocating families, retirees, and second-home buyers who want gated security and amenity-rich living.
Indigo Creek & International Club
Mid-tier golf communities in the central Murrells Inlet area. Both run $350K to $750K and serve year-round residents and primary-home buyers. Strong values on a per-square-foot basis, established neighborhoods, walkable to the Marshwalk via short drives.
Garden City Adjacent
The northern stretch of Murrells Inlet blends into Garden City Beach, with a different price band and a stronger short-term rental market. Beachfront Garden City condos run $400K to $1.2M and operate as nightly rentals in most zones. Investor-buyers shopping Murrells Inlet for STR income should focus on the Garden City Beach overlap, not the residential interior.
The Deep-Water Dock Economy
Roughly 40 percent of all Murrells Inlet creek-front sales over the last 36 months have hinged on dock condition or permit issues during the inspection period. Six items every Murrells Inlet buyer should verify before writing an offer:
1. Water depth at low tide. View the dock at low tide. Always.
2. Dock permit status with DHEC-OCRM. Confirm the permit is active and the dock as-built matches the permitted dimensions.
3. Pilings, decking, hardware, and lift condition. A new lift runs $15K to $30K. A full dock rebuild runs $80K to $150K. Saltwater destroys hardware faster than buyers expect.
4. Easement and HOA rules. Some "private" docks are actually shared. Read the deed and the HOA covenants.
5. Boat size limits. Some inlet pockets restrict overall length, draft, or motor type. Confirm the dock can legally hold the boat you intend to keep there.
6. Saltwater dock insurance. Separate rider on most homeowner policies. Quote it before you bind.
The Marshwalk Effect
The Marshwalk is the half-mile boardwalk along the central inlet, anchored by ten-plus restaurants and bars including Drunken Jack's, Wicked Tuna, Bovine's, and Wahoo's. Walking access to the Marshwalk is its own micro-market driver. Homes within walking distance of the Marshwalk command roughly 8 to 12 percent premium over comparable homes elsewhere in the inlet, even off-water. The proximity supports both year-round lifestyle and short-term rental income for the zones that permit it.
Schools
Murrells Inlet straddles the Horry County and Georgetown County school district line. The Georgetown County side routes to the Waccamaw cluster (Waccamaw Elementary through Waccamaw High School), the same top-of-state cluster that anchors Pawleys Island. The Horry County side routes to St. James Elementary, Middle, and High School, which is the strongest of Horry County's coastal school clusters. Both sides have solid school options. Confirm the specific address before assuming a school zone — the line runs through the middle of the inlet, and a single-street difference can change the cluster.
Short-Term Rental Reality
Murrells Inlet STR rules are a patchwork. The unincorporated Horry County portion permits short-term rentals with standard business license and accommodations tax registration. The Georgetown County portion is more restrictive, with several pockets requiring 30-day minimums or owner-occupied status. The Garden City Beach overlap permits nightly rentals broadly. Investor-buyers should run the legal layer before any tour. We track every municipal STR vote in both counties and pre-filter properties to STR-legal zones before sending the search.
Insurance Specifics
Murrells Inlet insurance carries the standard coastal South Carolina factors: separate wind and hail deductible (2 to 5 percent of dwelling coverage), flood zone exposure (most of the inlet is Zone AE or X with Zone VE on the oceanfront fringe), and saltwater dock coverage as a separate rider. The 30-60-90 rule applies — quote 30 days out, choose 60 days out, bind 90 days out. Last-minute binding loses you negotiating leverage on the deductible structure.
Who Buys Murrells Inlet
Three buyer profiles dominate the Murrells Inlet market: boating-focused buyers anchoring to deep-water creek-front, foodies and walkability buyers anchoring to the Marshwalk, and value-seeking buyers shopping the interior golf communities at meaningfully lower price points than Pawleys with comparable lifestyle. The retiree pool is strong, the relocating family pool is growing, and the second-home pool is steady year-round.
